The Department of Safety and Professional Services (DSPS) for the State of Wisconsin requires these six courses be completed to be a licensed agent in the state.
Course 1 - Agency Law, Agency Agreements and Anti-Trust (Classes 1, 2, 3 - 2023-2024)
This course covers agency. It discusses creating agency, the difference between a client and a customer and agent’s fiduciary duties. The course also discusses sub-agency and pre-agency. The area of disciplinary actions by the DSPS are discussed. The course also includes a discussion of anti-trust issues including how licensees have violated anti-trust rules. The course includes some case studies of anti-trust violations. The course includes a discussion of referrals.

Course 2 - Inspection Contingency, Default, Cancellation Agreement and Financing Commitment (Classes 4, 8, 9 -2023-2024)
This course covers the whole gamut of inspections. It covers differences between testing and inspecting, who is authorized to conduct inspections, what constitutes an adequate and acceptable inspection, and what happens when a defect is discovered. The financing and appraisal contingencies are discussed. Students are introduced to terms such as: Letter of unacceptability, loan commitment, satisfaction of loan contingency, and mortgage factor. Seller financing is discussed. The “Not subject to financing” clause of the Residential Offer to Purchase is reviewed. The appraisal contingency and how a licensee will handle a situation where the property does not appraise at the selling price. The area of buyer and seller default will be covered. Various remedies such as liquidated damages, specific performance, and actual damages are reviewed. The disbursement of earnest money will be discussed. The use of the WB-45, Cancellation Agreement, will also be covered.

Course 3 - Revised WI Forms, HOA's, Foreclosure Equity Theft and Advertising (Classes 5, 6, 7 - 2023-2024)
This course discusses changes in the following forms: WB-44 – Counter Offer, WB-24 – Option to Purchase, WB-40 – Amendment to the Offer, WB-41 – Notice Form, and WB-45 – Cancellation Agreement. Home owner’s associations are growing in popularity and this course covers their powers and recent law changes governing what they can and cannot do. Recent changes in the 40-year easement law have made easements for ingress and egress perpetual. The recent law change is outlined in the course. Equity theft is the practice of government bodies taking land for taxes and keeping the equity. A new law is discussed pertaining to this practice. Marketing is discussed, including deceptive advertising, NAR Code of Ethics stand on advertising, MLS rules on withholding listings, and open house rules and responsibilities. The violation of fair housing rules through advertising are discussed.

Course 4 - Fair Housing, Agent to Agent Relationships, and Seller and Licensee Disclosures (Classes 10, 11, 12 - 2023-2024)
This course covers protected classes, prohibited practices under fair housing rules, and implied bias. Cooperation is a requirement when working with other agents. It is in the seller’s and buyer’s best interest when real estate agents cooperate. This course covers the presentation of offers, confidentiality of offers, and open house and showing responsibilities. It also covers areas of required disclosures by the seller, the buyer, and the agent.

Course 5 - Changing a Property's Use, Closing of Buyer's Property Contingency, and Other Approved Forms (Elective 2, 3, 4 -2023-2024)
This course covers areas of the Vacant Land Offer to Purchase including proposed use contingency, government programs, and shoreland zoning rules. The course reviews the use of the WB-44 – Counter Offer and the WB-46 – Multiple Counter Offer. The course also discusses the importance of checking the addenda box on the Offer to Purchase. In addition, this class covers the closing of buyer’s property contingency, the bump clause, and the use of secondary offers.

Course 6 - Short Sales, Contingency Drafting and Personal Property vs. Fixtures (Elective 1, 5, 6 - 2023-2024)
Short sales and foreclosures are discussed in this course. Issues relating to listing and writing offers on short sale properties and foreclosure properties are discussed. The class discusses personal property vs. fixtures, contingency drafting, and the relationships between the buyer and the selling agent. A complete discussion of “As is” sales along with the waiving or not including contingencies in an Offer, and compensation and self-dealing rounds out this course.

72-Hour Brokers Class
We are offering the 72-hour Broker licensing class which will prepare you to pass the state real estate exam to obtain a real estate broker's license.
We are offering the 72-hour Broker's licensing class which will prepare you to pass the state real estate exam to obtain a real estate broker's license. These classes will be offered on the following days from 8:30 a.m. to 4:45 p.m.
January 8,10,13,15,17,20,22, and 24.
The State requires each student attend 72 hours of class. In the event that you miss more than two classes you will have to make up the missed classes in an upcoming set of classes in order to obtain a certificate of attendance.
Registration will close three days prior to the start date of the course.

We are offering the 72-hour Pre-license Sales class which will prepare you to pass the state real estate exam to obtain a real estate sales license. The course tuition includes 72 hours of instruction, two text books, a pre-license practice exam and a certificate of completion.

The course tuition includes 72 hours of instruction, 2 text books, a pre-license practice exam, and a certificate of completion. These classes will be offered on weekdays from 6:00 p.m. to 9:15 p.m. and one Saturday 8:00 a.m. - noon on the following dates:

There will be two make-up classes at the end of the session in the event you must miss a scheduled class. The State requires each student attend 72 hours of class. In the event that you miss more than two classes you will have to make up the missed classes by video at no cost to you.
Registration will close three days prior to the start date of the course.
NOTE: When you register for the XXXXXXXX, 2023 in person class, you will be registered for all the classes!
